Accessory Dwelling Unit (ADU) Policy Teodosio Design LLC At Teodosio Design LLC, we specialize in designing and building ADUs that elevate property value and functionality while maintaining compliance with California state and local building codes. Our policy ensures clarity, transparency, and efficiency throughout every phase — from concept to completion. 🔹 1. Consultation & Planning All ADU projects begin with a paid consultation, credited toward the project if you proceed. During this phase, we assess property zoning, access, setbacks, and design potential. Feasibility studies and site evaluations help determine permit requirements, size options, and cost structure. 🔹 2. Design Development All designs, drawings, and renderings remain the intellectual property of Teodosio Design LLC until a service contract is executed. We provide layout options, finish selections, and material recommendations aligned with your goals and city guidelines. 🔹 3. Permits & Compliance We manage the permitting process, including architectural, structural, and Title 24 documentation. Clients are responsible for any city fees, survey costs, or external consultant expenses. We ensure all ADU designs adhere to California Department of Housing & Community Development (HCD) standards and local codes. 🔹 4. Scope & Construction Construction follows a written, signed scope of work. Any unforeseen issues (e.g., underground utilities, drainage, or code revisions) will be quoted and approved before proceeding. Client-requested changes outside the agreed scope require a written change order. 🔹 5. Payment & Scheduling Payments are milestone-based: Design • Permits • Construction • Completion. Delays due to city processing, weather, or supplier lead times may extend schedules, but all updates are communicated transparently. 🔹 6. Warranty & Quality Assurance All workmanship provided by Teodosio Design LLC carries a one-year limited warranty, excluding normal wear or client modifications.
